Getting to the heart of the issue with clarity and commercialism

Disputes can often arise over issues relating to land, frequently between a landlord and tenant, often in relation to the renewal of commercial leases or dilapidations for example at the end of the lease.

When your lease comes up for renewal and agreement cannot be reached between landlord and tenant, we have experience in serving section 25 notices for commercial landlords or section 26 notices for commercial tenants.  We can also deal with any necessary court proceedings to resolve disputes over new leases.

We also advise on forfeiture provisions in leases and can issue proceedings to take back possession of premises where necessary (and appropriate).

In fact, our team has specialist experience in a wide range of property litigation and disputes in the following areas:

  • Contentious and non-contentious business lease renewals
  • Termination of leases
  • Recovery of rent arrears,
  • Forfeiture and relief claims and other breaches of covenants
  • Service charge disputes
  • Dilapidations claims (whether for the landlord or the tenant)
  • Exercising break options
  • Recovery of land from trespassers
  • Rights of way and other easement disputes
  • Boundary disputes
